All of McLennan County plus the communities just over the line. Pick your town for the local version — the housing stock, the soil and the water problems genuinely differ between downtown Waco, a Hewitt subdivision and a Crawford acreage property.

We take referrals from communities across the rest of the county and just beyond it, including Axtell, Bosqueville, Bruceville-Eddy, Downsville, Elm Mott, Gholson, Golinda, Hallsburg, Leroy, Ross, Speegleville, and the Waco-adjacent areas around Lake Waco and Cameron Park. Nearby towns just over the county line — Marlin in Falls County, Clifton and Meridian in Bosque County, Hillsboro and Abbott in Hill County, Groesbeck in Limestone County, and Gatesville and Oglesby in Coryell County — are usually workable too. Call and ask.

Why the town matters

McLennan County is not one housing market. The subdivisions south and west of Waco are slab-on-grade over expansive clay, and their mold problems start underneath the floor. The older core of Waco and the small railroad towns east and west are heavily pier and beam over vented crawl spaces, and their problems start under the house in a different way. Acreage properties out toward the county lines bring wells, septic fields and metal outbuildings, none of which behave like municipal housing.

A contractor who shows up expecting one and finds the other wastes a trip. Telling us which you've got makes the first visit useful.

Just outside the county

McLennan County lines don't mean much to a contractor already driving. We regularly pass along requests from Marlin and the Falls County side south of Lorena and Golinda, from Clifton and Meridian up the Bosque valley past Valley Mills, from Hillsboro and Abbott north of West on I-35, from Groesbeck and the Limestone County side east of Mart, and from Gatesville and Oglesby out west past Crawford and Moody. If you're in that ring, call and ask — the worst outcome is that we tell you honestly that nobody wants to make the drive.

Response times are honest, not marketed

Somewhere in Waco, Hewitt, Woodway, Bellmead or Robinson, same-day contact is the normal expectation, because that's where the contractor base is. Out at Mart, Riesel, Moody, Crawford or Valley Mills, next-day is more realistic and a trip charge is standard practice rather than a markup. We'd rather tell you that up front than promise a two-hour response and have somebody arrive at nine the following evening.

The one thing that overrides all of it is a widespread weather event. After a serious hail storm or a hard freeze, every restoration company in Central Texas takes a week's worth of calls in an afternoon, and the queue stops being about geography. If that's the week you're calling in, we'll say so.

What changes between towns

Soil. Most of the county sits on Houston Black clay, the deeply expansive Blackland Prairie soil that drives foundation movement and slab leaks. Toward Valley Mills and the northwest, that starts giving way to thinner soils over limestone, and river bottom land near the Bosque and the Brazos behaves differently again.

Construction era. Hewitt, Woodway, China Spring and the newer edges of Robinson and Lorena are dominated by post-1980 slab construction with attic air handlers. Bellmead, Lacy Lakeview and Beverly Hills are largely mid-century. Mart, Riesel, Moody, McGregor and West carry genuine pre-war housing with pier and beam foundations and vented crawl spaces.

Utilities. In-town properties are on municipal water and sewer. Acreage around China Spring, Crawford, Valley Mills and the county edges runs on wells and septic systems, and both introduce moisture sources that municipal homes simply don't have.

Outbuildings. Once you're outside the built-up areas, most properties have a barn, shop or equipment shed. Uninsulated metal buildings condense on the underside of their own roofs on clear cool nights, and that's a mold source in its own right — worth mentioning when you call, because it changes what a contractor brings.
