Mold Remediation in Lacy Lakeview, Texas

Lacy Lakeview runs north from Waco along the I-35 corridor toward Elm Mott, bordered by Bellmead to the east and the Texas State Technical College and Waco Regional Airport complex nearby. Like Bellmead, it grew substantially in the postwar decades, and much of the housing dates from that era with newer infill scattered through.

Housing of this age and price point tends to have deferred maintenance in three specific places, and each of them produces mold in a predictable way.

Plumbing age. Original cast-iron drain lines in slab-on-grade homes of this era are at the end of their service life. On Blackland Prairie clay they crack at the hubs, and the resulting leak is under the floor and invisible.

Flat ground and slow soil

The land through this part of the county is close to level, and Houston Black clay has very slow permeability. After a heavy rain, water stands. Where it stands next to a foundation, it stays against it — and that means saturated soil at the slab perimeter for days at a time through spring and fall.

Nothing about that produces a dramatic emergency. It produces a slow, seasonal moisture load at the base of walls that eventually shows up as swollen baseboards, a damp smell in a closet on an exterior wall, or flooring lifting at an edge.

Rental properties

There's a meaningful rental and small multifamily presence in this area, including student and workforce housing. Multifamily brings a specific consideration under Texas mold rules: the homeowner exemption that lets an owner clean up their own residence doesn't extend to an owner or managing agent of residential property with ten or more dwelling units. On those properties, remediation of 25 contiguous square feet or more is licensed work.
