Moody sits in the southwest corner of McLennan County near the Coryell line, another of the small communities that appeared when the railroads pushed through this part of Central Texas. It's a small town with a compact older core and a wide surrounding area of farm and ranch property.

In-town housing

Moody's older homes are largely pre-war, and a good share are pier and beam over vented crawl spaces on the same expansive clay that runs under the whole county. The failure pattern is consistent: piers settle unevenly over decades, the floor system develops slopes, and gaps open that connect the crawl space to the living space.

An uninsulated metal roof over an unconditioned space radiates heat to the night sky, drops below the dew point, and condenses on its underside — then drips onto hay, feed, equipment or stored household goods. It happens on clear cool nights, all season, and people usually assume the roof is leaking.

Storm exposure

This corner of the county gets the full Central Texas spring package — hail, wind-driven rain, and the occasional severe storm. Older roofs in town and metal roofing out on acreage both fail in ways that don't announce themselves. A roof inspection in the year of a hail event is a very different conversation than one after the attic mold appears.
