Which page do you actually need?

Most people arrive here knowing a symptom rather than a cause, so it's worth mapping the two.

You can see it and you know where the water came from. Go to mold remediation. That page covers what a real removal job involves, what belongs in a written scope, and where Texas licensing takes over.

You can smell it but can't find it. Start with inspection and testing, which explains how a moisture source actually gets located and when sampling is worth paying for.

There's a warm spot on the floor, a water bill that jumped, or a musty closet on a slab home. Read slab leak mold first. In McLennan County this accounts for more mold jobs than any other single cause, and the plumbing has to be sorted before anybody touches drywall.

Something just flooded. Water damage restoration covers the first twenty-four hours, which matter more than the following month.

The smell arrives when the air conditioning kicks on. That's usually HVAC and air duct mold — a coil, a drain pan, or a system that cools without dehumidifying.

It's an older house and the smell is worst at floor level. Crawl space mold, which is common across North Waco, Sanger Heights, and the small towns out toward the county lines.

You found it while getting the Christmas boxes down. Attic mold — usually a hail-damaged roof, a bath fan venting into the attic, or a sweating duct.

What we can't refer for

A few things get asked about that aren't mold work and shouldn't be sold as mold work. Air purifiers and ozone generators don't remediate anything — an ozone machine run in an occupied house is actively a bad idea, and running one in an empty house doesn't remove the wet material that grew the mold. Whole-house fogging as a standalone treatment is the same story with a different bottle.

Mold-related health assessment is also outside what any contractor can offer. If somebody in the house is unwell and you think the building is the reason, that conversation belongs with a physician, who can order the testing that actually relates to a person rather than to a wall.

One thing that applies to all of them

Every page on this list eventually says the same thing, because it's the thing that's true: mold is a symptom of water, and no amount of removal, spraying, fogging or encapsulating matters if the water source is still there. If a contractor can't tell you where the water came from, they haven't diagnosed your house yet — and any work they do will need doing again.
