Robinson runs south from Waco along Old Robinson Road and Highway 77, and it's one of the more mixed housing markets in McLennan County. There are newer subdivisions on the north end that look much like Hewitt, older homes closer to the original town center, and a good stretch of rural acreage properties toward the county line — some on wells and septic, some with outbuildings, barns and shops that come with their own moisture issues.

Three different housing problems in one city

Subdivision homes follow the county pattern: slab-on-grade over expansive Blackland clay, attic air handlers, condensate lines that clog, and slab leaks in houses reaching their thirties.

Older homes near the center include pier and beam construction with vented crawl spaces, plus additions and enclosures that were built over the decades with varying levels of attention to drainage and flashing. The junction between an original house and a later addition is a reliable leak point on these properties.

Acreage properties bring septic systems, private wells, long service runs, and outbuildings. A septic field that isn't absorbing well saturates the ground, and on clay that saturation travels laterally rather than draining down. Properties on wells sometimes have pressure tanks and softeners in garages or utility rooms where a slow leak goes unnoticed for months.

Drainage on flat clay

Much of southern McLennan County is close to level, and Houston Black clay drains very slowly. That combination means rainfall sits. On a Robinson acreage property, poor grading doesn't produce a dramatic flood — it produces standing water fifteen feet from the house for three days after every significant rain, which keeps the soil against the foundation saturated and keeps a crawl space or slab perimeter wet.

The fixes are unglamorous and effective: regrade so water leaves, extend downspouts well clear of the structure, and where necessary put in a French drain or swale that actually goes somewhere.

Storm exposure

Southern McLennan County sits in the spring storm track. Hail damage to roofs here follows the same pattern as the rest of Central Texas — a storm that looks survivable, no claim filed, and a roof deck that wets and dries for two years until somebody goes into the attic and finds staining. Metal roofs on outbuildings and barns fail differently, usually at fastener penetrations where the neoprene washers have degraded.
