The practical result is that houses near the water see higher morning humidity, more condensation on cool surfaces, and more moisture load on crawl spaces and unconditioned outbuildings than a house on the east side of Waco would.

Big houses, zoned systems

Larger acreage homes commonly run zoned HVAC, and zoning has a failure mode that shows up here. A zone that rarely calls — a guest suite, a bonus room over a garage, a formal dining room — sits with little air movement for weeks at a time. In a Central Texas summer that room's humidity climbs well above the rest of the house, and mold appears on exterior wall surfaces and on closet contents without any leak involved.

The same goes for detached shops and barns. An uninsulated metal building condenses on the underside of the roof on clear cool nights, drips onto whatever's stored below, and does it seasonally for years.
