HVAC and Air Duct Mold in Waco, Texas
Waco runs its air conditioning about seven months a year, and an HVAC system is a machine whose entire job is to make water. When it makes it in the wrong place, or fails to remove enough of it from the air, you get mold.
The oversizing problem
An air conditioner does two jobs. It lowers the temperature, and it pulls moisture out of the air as that air passes over a cold evaporator coil. The second job only happens while the system is actually running, and it takes time.
A system with more capacity than the house needs hits the thermostat setpoint fast and shuts off. That's a short cycle, and it means the coil never runs long enough to condense much water. The house gets cold and stays damp. Homeowners describe it as clammy — 74 degrees on the thermostat and somehow uncomfortable, windows fogging, closets smelling musty.
Oversizing is extremely common in Central Texas, partly because contractors size for the worst July afternoon on record rather than for the conditions the system runs in most of the year, and partly because bigger sounds better to a customer. A house sitting at 60 to 65 percent indoor humidity through a Waco summer will grow mold on closet walls, behind furniture on exterior walls, and on leather goods, with no leak anywhere.
Keep indoor relative humidity under about 60 percent, and ideally between 40 and 50. A cheap hygrometer costs less than a pizza and tells you more about your mold risk than any test kit will. If your house reads 65 percent in July with the AC running, the problem is the system, not the house.
Condensate: where the water goes wrong
All that moisture the coil pulls out has to drain somewhere. It collects in a pan under the air handler and leaves through a condensate line, usually a PVC pipe running to the outside or to a drain.
That line is a warm, dark, permanently wet tube, which is an excellent place for biological slime to grow, and slime blocks the line. Water backs up into the pan, overflows, and goes wherever gravity takes it. In Waco, where a great many air handlers sit in the attic, gravity takes it into the ceiling below. In closet or garage installations it goes into the wall or the floor.
Secondary pans and float switches exist to catch this, and they work when they're installed and maintained. Plenty of systems here have a secondary pan that rusted through years ago, or a float switch that was disconnected during a service call and never reconnected.
Clearing the line is genuinely easy — it's part of any competent annual service — and skipping it is the most common cause of preventable ceiling damage in Central Texas homes.
Ducts sweating in a Waco attic
Attic temperatures in McLennan County run well over 130 degrees on a summer afternoon. Ducts carrying 55-degree air through that space will condense water on their surface if the insulation around them is thin, compressed, torn, or has separated at the joints.
Old flex duct is the usual offender. The insulation sags away from the inner liner, the outer vapor jacket splits, and the duct sweats along its whole length all summer, dripping onto insulation and joists below. Boots at the ceiling registers are the other reliable spot — a poorly sealed boot condenses right at the ceiling and leaves a ring of staining around the register.
Growth on the coil and inside the system
The evaporator coil is wet whenever the system runs, and it filters dust out of the air by default because dust sticks to wet fins. Wet plus organic dust equals growth, and growth on a coil restricts airflow, hurts efficiency, and puts biological material directly in the airstream.
Interior insulation in older air handler cabinets and duct board is porous, and once it's contaminated it can't really be cleaned — it gets replaced. Contamination inside the blower housing is a similar story.
On duct cleaning
Duct cleaning is worth doing when there's a real reason: visible growth inside the ducts, contamination from a nearby remediation, rodent activity, or heavy construction dust. It's not a routine maintenance item and it doesn't fix a humidity problem or a leak. Sold as a subscription, it's mostly theater.
Two cautions. Be wary of low advertised prices that turn into large invoices on site — the duct cleaning trade has a long history of exactly that. And be skeptical of anyone proposing to fog a chemical through your duct system as a mold treatment. If there's growth inside the ducts, the right answer is cleaning the ducts and finding the moisture that let it grow.
What good maintenance looks like here
Change filters on schedule and use the filter the system was designed for — a filter far denser than the system can handle restricts airflow and makes the coil colder and wetter. Have the condensate line cleared every spring before the season starts. Confirm the float switch works. Check duct insulation in the attic. Watch the humidity reading, not just the temperature. And if the house is cold and clammy at the same time, ask whether the system was ever sized properly for the house.
